(in no specific order)

1. Replace kitchen and bathroom radiators with hydronic radiant heating between joists
2. Divide current bathroom into full open to bedroom and half open to hallway
3. Repair soft wood on front porch and paint
4. Repair back porch stairs
5. Scrape and repaint back porch
6. Install ceiling two fans and one pendant light on front porch
7. Install wooden storm door on front door
8. Install wooden storm door on back door
9. Repair cracking plaster on ceiling in living room and bedroom
10. Install shallow duct-work for future air conditioning
11. Update electrical system throughout house, adding loops
12. Add light switches to all room
13. Add ceiling fan to kitchen
14. Add ceiling fan to bedrooms
15. Add whole house fan
16. Add large dormer/balcony to second floor
17. Finish second floor with large bathroom and two-three bedrooms
18. Complete kitchen renovation
19. Finish repairing sashes in windows
20. Replace slate on garage roof
21. Replace garage doors
22. Convert house to natural gas heating
